Grounded in land built on value

Our Vision and Mission
Who We Are
Terramont exists to create enduring value by owning and stewarding exceptional land beneath the most durable real estate. We believe long-term wealth is built from the ground up—through disciplined site selection, thoughtful partnerships, and ground leases that align irreplaceable locations with best-in-class tenants. Our mission is to build a lasting platform that delivers stable income, capital preservation, and attractive risk-adjusted returns for generations of investors.
What We Offer
Investment Strategy

Disciplined Site Selection
Our process begins with rigorous site evaluation in markets with strong fundamentals and long-term demand drivers. We target irreplaceable locations characterized by high visibility, access, and barriers to entry, ensuring the underlying land retains intrinsic value independent of tenant improvements or building use.
Risk-Mitigated Execution
We seek to align tenant demand early in the investment lifecycle, actively pursuing ground lease commitments during the acquisition and due diligence period. This approach enhances certainty of execution, limits speculative exposure, and provides greater clarity around long-term income and investment outcomes prior to closing.

Institutional Structuring & Alignment
Each investment is structured through a single-purpose entity with clearly defined governance, investor protections, and reporting standards. Capital is deployed with a focus on alignment, featuring preferred returns and a performance-based promote that rewards successful execution and long-term value creation alongside our investors.
Attractive Exit Optionality
Ground lease assets offer multiple exit paths, including long-term ownership for stable, bond-like income or disposition to institutional buyers seeking predictable cash flows backed by land ownership. This flexibility allows us to adapt to market conditions while prioritizing capital preservation and investor returns.
